Most of the people who end up loving it here heard about us from someone who already lives here. So we decided to make that worth something — not to you, but to them.
Here's how it works. When someone you know is looking for a place, send them our way. All we ask is that they mention your name in writing before they sign — a text, an email, a message through our page, whatever's easiest. Once they move in, we apply a $500 credit to their rent.
That's the whole program. You're not signing up for anything, you're not getting paid, and you're not on the hook if it doesn't work out. You're just giving someone you know a genuinely better start in a place you already know is worth living in.

Terms and Conditions
1. Naming a Referring Resident. An applicant may name one current resident of a property we manage as the person who introduced them to us (the "Referring Resident"). The Referring Resident must be named in a written communication received by us before the tenancy agreement is signed — on the rental application, or by text message, email, or a message through one of our online or social media channels. A referral communicated only verbally, or received on or after the date the tenancy agreement is signed, does not qualify.
2. Who can be named. At the date of naming, the Referring Resident must be a party to a current tenancy agreement with us and must not be in arrears of rent. A Referring Resident may not be named where they are, or will become, a party to or an occupant of the new tenancy.
3. The credit goes to the new resident. Where a Referring Resident is validly named under Sections 1 and 2, the new resident receives a one-time $500 rent credit, applied as a discount against the rent otherwise payable for the second full rental period of the tenancy. The credit is not paid in cash, by e-transfer, by cheque, or by gift card, and is not applied to the rent deposit, utilities, parking, or any other charge.
The credit is payable only if the tenancy commences, the new resident takes occupancy, and the new resident is not in arrears of rent as at the date the credit is applied. One credit per tenancy, not per person named on the tenancy agreement. The credit is a one-time inducement offered at the start of the tenancy and does not reduce the lawful rent for the unit for any purpose, including the calculation of future rent increases.
4. The Referring Resident receives nothing. No fee, commission, bonus, gift, rent reduction, service credit, or benefit of any kind is payable to a Referring Resident under this program. The Referring Resident is not compensated for the introduction in any form.
5. No agency. Nothing in this program appoints any resident as our agent, employee, or representative, or authorizes any person to trade in real estate on our behalf.
6. Verification. We may contact a Referring Resident to confirm that the introduction took place. We may decline a claim where we cannot verify the introduction, where the two accounts of events do not match, or where we reasonably believe the program is being used other than as intended. Our determination is final.
7. No representation, and no other offer. The credit is not available where the new resident is represented by a real estate agent, salesperson, or brokerage in connection with the new tenancy, or where a commission or fee is payable by us to any such person in connection with it. The credit is also not available where the new resident is receiving any other promotional offer, incentive, discount, or rent credit from us in connection with the same tenancy. Only one such offer applies to a tenancy; where more than one would otherwise apply, the new resident may choose which one applies, but may not receive both.
